Underpinning done properly

Underpinning is the foundation of every basement project — literally. Existing footings are extended down in a strict hit-and-miss sequence, one numbered pin at a time, so the building above stays fully supported throughout.

We carry out traditional mass concrete underpinning and reinforced underpinning for three main reasons:

  • Basement formation — lowering foundations so a new habitable level can be created under the house
  • Subsidence and settlement — stabilising a property where foundations have moved
  • Structural alterations — supporting extra loads from extensions, loft conversions and internal reconfigurations

How we work

Every scheme follows the structural engineer’s drawings and pin sequence. Excavations are inspected before each pour, concrete is placed and dry-packed to the engineer’s specification, and each stage is recorded for building control. Party wall underpinning is the norm rather than the exception in London — neighbouring foundations a brick away are part of nearly every job we do, and we’re used to working within those constraints.

Structural works beyond underpinning

Alongside underpinning we deliver the structural package that basement and refurbishment projects need: steel beam installation, load-bearing wall removals, reinforced concrete slabs, retaining walls and lightwells.
