Basement waterproofing explained: BS 8102 and Types A, B and C

Type A tanking, Type B integral protection, Type C cavity drain membranes — what BS 8102 actually says, which system suits a London basement, and why certified installation matters.

Every dry basement in London is dry for a reason, and the reason is written in one document: BS 8102, the British Standard for protecting structures against water from the ground. If a contractor talks about waterproofing without mentioning it, keep your hand on your wallet.

Start with the grade, not the product

BS 8102 starts from a simple question: what will the space be used for? A store room can tolerate the odd damp patch. A bedroom, cinema or kitchen — Grade 3, in the standard’s language — cannot tolerate any water ingress at all. Habitable basements are Grade 3, and everything else follows from that.

Type A — the barrier approach

Type A is what most people picture as “tanking”: a waterproof layer — slurry, membrane or render — applied to the structure to physically hold water out. It works, but it’s unforgiving. The barrier is only as good as its weakest square centimetre, and if the water finds a flaw, it will point it out to you. On existing structures with unknown history, that’s a real limitation.

Type B — the structure is the waterproofing

Type B means the structure itself is built to keep water out — waterproof reinforced concrete, with careful design of joints and penetrations. On new basement boxes like the ones formed during our excavation projects, a well-built reinforced box provides a solid first line of defence. On its own though, it’s rarely enough for Grade 3 in London ground.

Type C — manage the water instead of fighting it

Type C takes a different attitude: let the water reach the structure, then control it. A studded cavity drain membrane goes on walls and floor, any water that gets behind it runs down to perimeter drainage channels, into a sump chamber, and a pump sends it out. Nothing is trying to resist pressure, which is exactly why the approach is so reliable — and why it’s the system we install most often, as on this membrane installation.

One honest caveat: a Type C system is a small piece of machinery, and pumps want servicing. A maintained system runs for decades; an ignored one picks the worst possible week to stop.

Combined protection — what Grade 3 usually needs

For habitable basements the standard expects designers to consider two forms of protection — in practice, usually a waterproof concrete structure plus a cavity drain system. Belt and braces, because reversing a wrong decision after the fit-out means tearing the fit-out out.
